A Short Sale is a very complicated and intricate process. Below is a brief explanation of our services.

- Introductory meeting: 1-3 hours of discussion to determine if the Short Sale will be your best option.
- List your home for sale after doing detailed research to ensure the property is priced to sell.
- Gather and submit the following documents to your lender: Authorization to release loan information, hardship letter, Bank Statements, W2's, Pay Stubs, Listing Agreement and Sales Agreement.
- Extensive marketing of your property. Ex. Remax.com, Realtor.com, and MLS.
- Review and Qualify prospective buyers. Submit prospective offers.
- Following up with your lender to ensure all the paperwork is received.
- Full time staff dedicated to contacting Bank(s) 3 times per week. Additional communication as needed with Bank's negotiator assigned to the short sale file.
- On-going attention to short sale details, documents and communication with all parties.
- Troubleshoot any issues that arise.
- Review the terms of the Banks approval of a Short Sale with Seller. Successfully negotiate and coordinate mutually beneficial terms for all parties.
- Direct the closing process with Seller, Bank(s), Buyer, Buyers Agent, Title Agent and/or Attorney.
- Post closing quality assurance with Seller to verify that their Bank(s) have satisfied all loans and balances owed.
NO Fees charged to the Seller
**All commissions, Closing costs, Past Due HOA fees and Other miscellaneous fees will be paid by the Sellers Bank at the time of closing if a short sale is successfully negotiated.
